EastGroup reported Q3 2026 FFO of $2.45 per share, up 7.9% year over year. Same-property PNOI rose 5.3% on a same-line basis and 7.1% on a cash basis. The company raised 2026 EPS guidance to $5.99–$6.05 and FFO per share guidance to $9.62–$9.68.
